1]Creation of Tenancy, Rents and Rental Agreements
The rental agreement can be either vocal or printed, for a preset
tenure or on a monthly or weekly basis. The written agreement must
indicate the parties, describe the property, specify the rent, rental
period, date of starting and rent payment dates, fine for late payment
of rent. This rental agreement must be dated and all parties involved
must sign it.
2]Security Deposits
Security deposit is any advance sum to the landowner to be put to
use to adjust failure to pay rent, repair damages made on the premises
or cleaning upon evacuation of the property
3]Discrimination
All persons in California are equal and are allowed to equal place
to stay, advantages, etc., no matter what their gender, race, color,
religion, ancestry, or disability. Age discrimination is also forbidden.
4]Pets
Landlords can refuse to rent out to any tenant with a pet. An
exception to this are properly trained dogs belonging to any one of the
disability classes of tenants.
5]Condition, Maintenance and Repairs
The landlord must maintain his premises in a condition fit to live in for any prospective tenant.
6]Tenant Privacy and the Landlord's Right to Enter the Dwelling
The landlord may enter the tenant's premises only for paticular
reasons, during normal working hours and only after the tenant has been
given 24 hour notice of the landlord's requirement to visit his
premises.
7]Tenant Defaults and Termination of Tenancy
Tenants can vacate upon termination of the tenancy period or in other circumstances decided mutually.
8]Eviction Procedure and Landlord Retaliation
A tenant who has failed to pay his rent or has not vacated the
property at the end of the rental agreement period may be evicted.
