The South Carolina Rental Agreement between the
owner and the resident should enclose the complete address of the
rental unit, the name and address of the landlord and the name and
address of the tenant. Apart from this, it must also enclose the
following:
Term: the duration of the lease, the start date of tenancy and the end date of tenancy.
Rent: the rent payment to be made, the due date, where and how it will be paid and the charges for late payment.
Security Deposit: this is the money which is paid
to the landlord by the tenant at the start of the South Carolina Rental
Agreement, against default or damages done to the property by the
tenant. This money is returned minus interest to the tenant at the end
of the lease period.
Condition of Premises : The South Carolina Rental
Agreement states that the tenant is supposed to check at the time of
the contract or before it, that the property is in a livable condition.
Utilities: The tenant is in charge of arranging and paying for all utility services needed by him.
Maintenance and Repair : The tenant has to upkeep
the premises in a clean and hygienic condition at his expense. He shall
also repair or pay back for any damages made to the property by him or
any one in his household.
Surrender of Premises: once the lease expires, the
tenant has to give up the property in as good a condition as it was at
the time of commencement of the tenancy.
Default : if the tenant fails to pay the rent, or
does not honor the terms and conditions of the South Carolina Rental
Agreement, then the landlord can evict him and cancel the lease.
